The Fresh Market has been publicly confirmed as the anchor grocery store for a new retail development along SR 56 in Wiregrass Ranch near Mansfield Boulevard. The planned store is approximately 26,000 square feet within a first phase of roughly 100,000 square feet of retail, services and restaurant space. No official opening date has been announced.
The Fresh Market Is Coming to Wesley Chapel — And It’s Part of a Much Bigger Project
If you’ve driven along State Road 56 through Wiregrass Ranch lately, you’ve probably noticed there is still a surprising amount of open land between the growing medical, residential and retail developments.
One of those stretches is about to change.
The Fresh Market has been publicly confirmed as the anchor grocery store for a new retail development in Wiregrass Ranch, marking the specialty grocer’s first Pasco County location. The planned store is approximately 26,000 square feet and will be part of a first phase totaling roughly 100,000 square feet of retail, services and restaurant space.
And The Fresh Market may ultimately be only one of the reasons Wesley Chapel residents visit.
Plans call for additional retail space, restaurant sites and multiple outparcels surrounding the grocery anchor — making this another significant piece of the continuing buildout along the SR 56/Wiregrass Ranch corridor.

Where Will The Fresh Market Be in Wesley Chapel?
The project is planned along State Road 56 in Wiregrass Ranch, near Mansfield Boulevard, on currently undeveloped land between the SR 56 corridor and the Pasco-Hernando State College Porter Campus area.
County site-plan reporting places the broader 59-acre development on the southwest side of SR 56 and Mansfield Boulevard, between Pasco-Hernando State College and SR 56. The Fresh Market anchor is planned within Parcel D inside that larger property rather than directly at the intersection. Because the development spans a large area and public descriptions have used different nearby road references, we are not identifying a specific field or roadside viewpoint as the exact future store footprint.
There is one location detail worth explaining.
Regency Centers Vice President Seth Lane publicly described the new center as being at State Road 56 and Wiregrass Ranch Boulevard, while county site-plan reporting identifies the development parcel at SR 56 and Mansfield Boulevard.
For that reason, we’re describing the location as along SR 56 in Wiregrass Ranch near Mansfield Boulevard until a final consumer-facing address is published.
How Big Will The Fresh Market Be?
The planned Wesley Chapel Fresh Market is approximately 26,000 square feet.
That’s intentionally smaller than a traditional full-service supermarket. The Fresh Market operates more of a boutique specialty-grocery format, with an emphasis on produce, meat and seafood, prepared meals, bakery products and curated specialty foods.
The company describes its stores as focusing on fresh foods, prepared meals and premium meat, seafood, bakery and produce offerings.
For Wesley Chapel residents, that gives the area another grocery option that is somewhat different from Publix, Walmart or the larger-format supermarkets already serving the community.
And it won’t be the only new premium grocery option coming to this part of Pasco County.

The Bigger Story: Restaurants and Retail Are Coming With It
This is where the project gets more interesting.
Regency says the first phase will include roughly:
- 26,000 square feet for The Fresh Market
- about 44,000 square feet of additional retail and service space
- five outparcels, several intended for full-service restaurant concepts

Earlier county plans provide even more detail.
Plans filed for the broader property show a main retail area with the grocery anchor and 28 additional retail and restaurant suites, along with separate parcels designed for multiple restaurant buildings — including several larger sit-down restaurant spaces and a drive-through location.
The important caveat: those restaurant tenants have not been publicly named yet.
Regency’s leasing team said in late August that leasing was underway and that additional announcements were expected.
So this is one we’re watching.
We’ll update this page as restaurant and retail tenants are officially announced.
When Will The Fresh Market in Wesley Chapel Open?
There is not yet a publicly confirmed opening date.
As of September 7, 2026, Wesley Chapel also does not appear on The Fresh Market’s own public “Coming Soon” store page, even though Regency Centers has now publicly announced the project and named The Fresh Market as its anchor.
That distinction matters.
The project is real and the developer has announced the tenant, but an opening date should not be treated as final until the companies release one.
County plans also remain part of an active development-review process.
We’ll update this article when a construction start or official opening timeline is released.
What About Traffic and Access on SR 56?
That’s another part of this story we’ll be watching closely.
The filed plans contemplate access improvements around the property, including a future reverse-frontage connection toward the Lajuana Boulevard signalized intersection serving the area near Cooper’s Hawk and Audi Wesley Chapel.
That matters because SR 56 is already one of Wesley Chapel’s busiest east-west corridors.
Any development of this size will need to address how shoppers enter and exit the center without simply adding another uncontrolled access point to SR 56.
The final transportation configuration may evolve as plans move through review.
Why This Project Matters Beyond Another Grocery Store
If you only look at the headline, this is a story about The Fresh Market.
Zoom out, and it’s really another piece of the eastward expansion of Wesley Chapel’s commercial center of gravity.
Within the broader Wiregrass Ranch corridor you now have major healthcare investment, PHSC, The Shops at Wiregrass, expanding residential development, new restaurants and retail, and additional projects still moving through the pipeline.
The new Fresh Market center adds another everyday-use destination to that mix.
