- Estancia is known as a gated community, though access varies by neighborhood — some sections sit behind their own gates. We're happy to confirm the specifics for any street you're considering.
- Are there HOA fees?
- Yes. Estancia has HOA assessments, and the amount varies by neighborhood and home type. Villas and townhomes typically carry higher dues because more exterior maintenance is included.
- Is there a CDD?
- Yes. Estancia has a Community Development District assessment that appears on the annual tax bill. It funds infrastructure and amenities, and it's important to factor into your monthly carrying cost — not just the mortgage.
- What builders have built in Estancia?
- Homes were built primarily by Standard Pacific, CalAtlantic and Lennar beginning around 2014. The community is now largely built out, so most purchases are newer resale homes.
- Are golf carts permitted?
- Golf carts are common in parts of Wesley Chapel, but rules differ by community and by road. We recommend confirming current HOA guidance before assuming cart access.
- How far is Tampa?
- Downtown Tampa is generally 30–40 minutes, and Tampa International Airport is typically 40–50 minutes, depending on traffic and time of day.
