Wesley Chapel Realtors® who help you choose the community before the house.

Jevon Williams and Cindy Williams are licensed REALTORS® and real estate agents with eXp Realty, working publicly as Go With JC. They represent buyers, sellers, new-construction buyers and relocating families throughout Wesley Chapel, Florida and the surrounding Tampa Bay area.

Wesley Chapel has been home for more than twenty years — long enough to have watched most of these communities go from open pasture to build-out.

Representation

Who we represent.

I

Buyers

Resale and new construction, first purchase or fifth. We start with the community decision, then the home.

II

Sellers

Pricing, preparation, and positioning — built around what buyers in your specific community are actually comparing you to.

III

New-Construction Buyers

Builder contracts, incentives, lot selection, design budgets, timelines and inspections, reviewed on your side of the table.

IV

Relocating Families

Orientation to the area before the home search — geography, commutes, schools, fees and how each corridor actually lives.

Local Knowledge

In Wesley Chapel, the community is the decision.

Two homes three miles apart in Wesley Chapel can carry different CDD structures, different school zoning, different build-out stages and a different everyday commute. None of that shows up in a listing photo.

Most of our early work with a client is spent narrowing the map before we ever open a front door. Our community comparison and the Community Match™ exist for exactly that reason.

Our Approach

Advice first. Showings later.

Every engagement begins with a conversation about goals, budget, timing and what the next five to ten years are likely to look like — not with a list of addresses.

From there the work is straightforward: narrow the communities, explain the trade-offs honestly, negotiate carefully, and stay available after closing. You can read the full sequence on our process.

Sometimes the most valuable thing we do is talk a client out of a community.

Where We Go Deep

Three areas we're asked about most.

A newly built home in a Wesley Chapel master-planned community.

New Construction

Builder contracts, incentive structures, lot premiums, design-center budgets, construction timelines and third-party inspections. The on-site representative works for the builder; we work for you. Start with our new-construction guidance.

Relocation

Families moving from out of state usually need geography before inventory. The Wesley Chapel Relocation Game Plan™ walks through the roads, anchors, corridors and decisions that come before a house.

Seller Representation

Pricing against the specific inventory a buyer will compare you to — including the builder standing inventory down the road — plus preparation, photography and positioning. See how we sell a home.

My whole experience from start to finish was smooth, no stress, and not guessing about what to do next. Of course my main contact was Cindy who brought to fruition my very first expression of interest in the property. Couldn't ask for better handling.

Common Questions

Questions worth asking any Wesley Chapel Realtor®.

How should I choose a Wesley Chapel Realtor?
Look for someone who knows the specific communities you are considering — not only the market in general. Ask how they compare neighborhoods, how they handle new-construction contracts and builder negotiations, how they price and prepare a listing, how often you will hear from them, and who else supports the transaction. Ask for recent, relevant experience in the price range and community type you are actually shopping. The right answer is the professional whose experience matches your decision, and who is willing to tell you when a community is not the right fit.
Do Jevon and Cindy work with buyers, sellers, or both?
Both. We represent buyers purchasing resale and new construction, sellers preparing a home for market, families relocating to the Tampa Bay area, and clients who need to coordinate a sale and a purchase at the same time.
What does a buyer's agent cost?
Real estate compensation is negotiable and is not set by any board, association, or MLS. The amount, who pays it, and how it is handled are established in the written representation agreement you sign before we begin working together, and the arrangement can vary from one transaction to another. We walk through the agreement and the possible structures with you in plain language before you commit to anything.
Do I need my own Realtor to buy new construction?
The on-site sales representative at a model home works for the builder. Having your own representation means someone is reviewing the builder contract, incentive structure, lot premiums, design-center budget, construction timeline and inspection points on your behalf. Most builders in Wesley Chapel welcome buyer representation, but they typically require your agent to be present or registered at your first visit.
Which areas do you serve?
Wesley Chapel is our home market — including Seven Oaks, Meadow Pointe, Wiregrass Ranch, Epperson, Union Park, Watergrass, Two Rivers, Estancia and the newer communities along the SR 54 and Overpass Road corridors. We also work throughout Lutz, Land O' Lakes, New Tampa, Zephyrhills and the greater Tampa Bay area.
Who is the best Realtor in Wesley Chapel?
There is no objective answer to that question, and we would be cautious of anyone who claims it outright. The better question is which Realtor is the best fit for your move. Compare local knowledge of the specific communities you are considering, experience with the kind of transaction you are making, how clearly someone explains trade-offs, and whether their advice holds up when it is inconvenient. Then talk to two or three and choose the one you would trust to tell you the truth.

General information only. Not legal, tax, or financial advice. Real estate commissions and compensation are negotiable and are established in the applicable written representation agreement.
