The Short Answer

The Landing is a planned private club in Two Rivers West, near State Road 56. The developer lists it as "Coming Late 2026," while a builder site says 2027. Resident membership is tied to homes in six villages—Tamarack, Ryals Field, Fairwood, Hammock, Delyle and Shortgrass—not every Two Rivers home. As posted November 1, 2026, estimated recurring costs are a $600 yearly membership fee plus $250 monthly dues (about $3,600 a year), separate from HOA fees and CDD assessments.

A club taking shape in Two Rivers West

Two Rivers is a large master-planned community spanning the Wesley Chapel and Zephyrhills area of Pasco County. Its newest amenity, The Landing, is being built near State Road 56 to serve the western villages. Local reporting describes it as a roughly $27 million, approximately 23,000-square-foot club; those figures come from news coverage, not the developer's membership materials.

The developer's official Landing page lists prospective amenities including casual and poolside dining, a wellness center, group fitness, a yoga lawn, four tennis courts, eight pickleball courts, a resort-style pool with a slide tower and a six-lane lap pool. These are planned features shown in renderings and marketing descriptions—not finished facilities residents can use today. The developer says Troon will handle club operations.

Who actually gets membership?

This is the most important point for buyers: not every Two Rivers owner automatically receives Landing membership. The official community overview identifies six Two Rivers West villages with resident membership: Tamarack, Ryals Field, Fairwood, Hammock, Delyle and Shortgrass.

Non-residents may apply, but membership is subject to approval, availability and possible waitlists, may require a special nonresident entry fee, and could cost more. Acceptance is not guaranteed. The official FAQ explains that each village has access to a particular main lifestyle offering—not every amenity in Two Rivers.

The Landing (West) vs. The Nest (East)

The Landing should not be confused with The Nest, the open amenity center serving Two Rivers East villages, including Archer, Fieldcrest, Ackley and Creekwood. The developer's Nest page lists features such as a resort-style pool, lap pool, dog parks and three pickleball courts. If you are comparing homes on opposite sides of Two Rivers, confirm which amenity center your specific village is tied to.

Note that the roughly $300 monthly equivalent includes the $50 monthly share of the yearly membership fee; dues alone are estimated at $250 per month. These club costs are separate from HOA fees and CDD assessments, which you will pay in addition. The developer lists caps on increases—3.5% per year for the annual membership fee and 20% per year for club dues. Caps are limits, not forecasts, but they are worth understanding when planning a long-term budget.

How the posted fees have changed

An older developer membership flyer (a PDF uploaded in December 2025) showed a $420 yearly membership fee. The website checked November 1, 2026 shows $600. We note this simply as a dated comparison between two public summaries—not as a change to anyone's existing agreement. The practical takeaway: rely on the current written membership agreement and disclosures for your exact property, not an older flyer or online estimate.

Resale and transfers

Resident membership is tied to the eligible home and transfers when the home is sold. The developer's materials show a resale buyer owing a transfer contribution of $800 plus 7% sales tax. That is a one-time transfer contribution, not a yearly fee—but confirm the current amount and terms in writing before you close.

Who owns and runs the club?

The Landing is a private social club operated apart from the HOA and CDD. Taylor Morrison's Hammock at Two Rivers page states the amenity is owned by private entities and not managed by any single HOA or CDD. That structure means club rules, fees and changes are governed by club documents rather than HOA votes.

When will The Landing open?

The opening has not been confirmed. The developer currently says "Coming Late 2026," while Taylor Morrison's Hammock community page says the amenity is expected in 2027. Both are expectations. If timing matters to your decision, ask the builder or seller for the latest written estimate and assume it can change.

What this means for buyers

Choosing a home here is about more than a floor plan or a village name. Compare total monthly carrying costs—mortgage, taxes, insurance, HOA, CDD and any club obligations—side by side. Ask whether membership is resident or nonresident, whether it is mandatory, how transfers work, and how a dues increase within the stated caps would affect your budget. Also separate what is anticipated from what is guaranteed.

A new club may make a neighborhood more appealing to some buyers, but there is no guarantee it will raise home values, and the added recurring costs may matter to others. Treat it as one factor in your overall decision.

Six things to request before signing

  1. 01The current membership agreement and Club Plan for your exact property.
  2. 02The current fee schedule: initial contribution, annual membership fee, monthly dues and any taxes.
  3. 03Written confirmation of your village's eligibility—resident membership or not.
  4. 04Current HOA fees and CDD assessments, so you can compare total carrying costs.
  5. 05Transfer and resale terms, including the transfer contribution a future buyer would owe.
  6. 06The latest written opening estimate and any terms on when fees begin.
